MINUTES OF THE BOARD OF DIRECTORS MEETING
April 7, 2009
 
Pursuant to duly given notice, the Board of Directors meeting for Bloomingdale Ridge Homeowners Association, Inc. was called to order by the President of the Board, Frank Salatti, on April 7, 2009 at 6:30 p.m. , at the Bloomingdale Library.
 
Roll Call:  Present:  Directors – Frank Salatti, Linda Weisman, Peter Aluotto, Brent Rothe, Robert Strynar and a representative from L. E. Wilson & Associates, Inc., Emilia Eich . Absent: None. Quorum was declared present.
 
APPROVAL OF MINUTES:
 
Peter Aluotto motioned to approve the minutes of the March 9, 2009 Board meeting.  Bob Strynar seconded and the minutes were unanimously approved.
       
COMMITTEE REPORTS:
 
Architectural Committee:
 
Since the last newsletter, Fox Run has had two additional volunteers for the ACC committee. Therefore the committee now consists of Brent Rothe, Elena Aluotto, David Turnbull and Steve Eckebrecht. 
 
The following requests were discussed and approved:
 
3807 Northridge Drive- landscaping modifications
 
            3911 Northridge Drive- tree removal
 
Welcome Committee:
 
No report.
 
Palm Tree Maintenance:
 
The Board is pleased with the palm tree trimming in its entirety.  Brent stated that only 11 trees needed to be trimmed so the total bill was $330.00.  There is also a palm disease noted around the community in the Canary Island Date Palm that will need to be noted in the next newsletter.
 
 
 
 
 
Speeding Issues in The Greens:
 
Frank reported that he has had multiple conversations with the county and they stated that the area presented to them was too large so he narrowed it down to the corner of Eagle Bluff and Woods Pointe Way .  This will take the county about four weeks to get an accurate survey and Frank hopes to have a survey by the next meeting.    
 
Community Gathering:
 
Bob attended a community gathering on Lithia Ridge and he would like our community to formulate a day for members to join together for a potluck and get to know each other.  The association would not sponsor such event but merely formulate a day and pass out flyers inviting people to attend.  Brent stated that door prizes would also encourage members to come.  The Board would like to pursue this activity therefore Bob will gather more information to be presented at the next meeting. 
 
Yard of the Month:
 
Frank contacted the Special Taxing District because they have a program for Home of the Month throughout the entire Bloomingdale community with sponsorships from Ace Hardware.  Frank suggested that if we were to carry on with this idea that we need to have a sign made for the winner’s yard, place a picture of their home in the newsletter, and offer a winning prize.  Emilia will research the cost of a sign with “Signs by Mineo” and email the Board for further discussion at the next meeting. 
 
DEED RESTRICTIONS:
 
The Board reviewed the violation spreadsheet in detail.     
 
LEGAL:
 
The Board wishes to take no further legal action at this time for the following reasons:
 
-          2322 Timbergrove- The owner has asked a neighbor to help her efforts with cleaning the roof.
-          2321 Timbergrove- The owner has made progress since being contacted by the county and our attorney. 
-          2313 Timbergrove- No improvement to property; therefore, lawsuit still stands.
-          4001 Hidden Pines- The home will be auctioned on April 14, 2009 therefore when the management company researches the new owner, these issues will be discussed with them at that time. 
 
 
 
TREASURER’S REPORT:
 
Emilia presented the financial statements through March, 2009.  Brent Rothe motioned, Peter Aluotto seconded and it was unanimously approved to file the financial statements as submitted. 
 
There are six outstanding homeowners for the 2009 assessment.  The 45 day notice due date is April 7, 2009 ; however the Board approved to allow the homeowners until the next meeting and then the association will proceed with lien filing. 
 
MANAGEMENT COMPANY UPDATE:
 
Emilia stated that starting July 1st, the county is offering a grant to communities who need money for improvements.  They offer a grant up to $1500.00 that could be used towards our entrances for plant replacement.  Therefore, Emilia will contact Tom McHenry with Sunset Landscaping to obtain a price for the plants needed to be presented to the county. 
 
OLD BUSINESS:  
 
All items previously discussed. 
 
NEW BUSINESS: 
 
The next meeting is scheduled for May 19, 2009 at the Bloomingdale Library.    
 
There being no further business, meeting was adjourned at 7:20 p.m.
